Getting Permits

Dealing with Existing Shingles

Roof installation on a home that already has a roof has two main options: you can either tear off the existing roof or you can re-roof on top of it. Re-roofing over the existing roof is the cheaper of the two options, but it can cause costly problems down the road.

Only through tearing off the existing roof can you see if there are any problems with the roof deck or condensation problems below the roof. The tear off allows a better overall finished product on your new roof. However, it can be messy, so your contract will include information about the disposal of the shingles and debris. Allowing the Roof to Breathe

Underneath the roof deck, your home should have a roof ventilation system. The warranty on most shingles requires one square foot of net free ventilation for each 150 square feet of floor space. If you are using ridge and sofit ventilators, you can have one square foot of ventilation per 300 square feet. This ventilation will lower the heat in the attic, reduce problems with condensation and prevent ice buildup in cold weather.


Adding a Felt Underlay

Your new roof may also have a felt underlay. This will protect the roof deck from moisture caused by weather or even the shingle application process. If any moisture does get through the shingles when the re-roofing process is complete, the roofing felt will protect the roof deck.
